Adopting dog directly from owner

Our family is considering taking in two dogs who will otherwise have to go to a shelter. We'd be adopting the dogs directly from the owner. Does anybody know how we can protect ourselves should the owner's circumstances change and she wants the dogs back. Is there a standard contract we can use?
